The highest-paying jobs in HVAC split into three measured groups: niche industries employ HVAC mechanics at up to a $115,910 median, management roles at plumbing and HVAC contractors reach $109,150, and the typical contractor-shop tech earns a $60,030 median.

The highest-paying HVAC jobs ranked

Start with what the federal data actually prices.

BLS counts nearly every HVAC job under one occupation — Heating, Air Conditioning, and Refrigeration Mechanics and Installers (SOC 49-9021) — with 409,670 wage-and-salary jobs in May 2025, a median of $61,010 ($29.33 an hour), and a mean of $64,780 ($31.14 an hour).

The middle half earned $48,360 to $77,060, and the 90th percentile was $95,210 — so fewer than 10% of HVACR mechanics cleared $100,000 in pay as BLS measures it.

There is no BLS wage for a "controls technician," a "chiller technician," or any other specialty title, and refrigeration technicians are counted inside the same occupation.

So an honest ranking comes from the two things BLS does price separately: the industries that employ HVAC mechanics, and the adjacent management, supervision, estimating, and sales roles it tracks at plumbing, heating, and air-conditioning contractors.

Every figure below is an annual median — no means are mixed in, because rank order changes when you mix the two statistics.

Read the top three rows with care: BLS itself flags the highest-paying industries as small niches, not typical jobs.

Most techs work for building equipment contractors — 305,330 jobs — with durable-goods wholesalers (12,190) and fuel dealers (8,480) a distant second and third.

The rows labeled "broader category" cover plumbing and HVAC firms together, because BLS does not split them; within that industry, HVAC mechanics themselves number 297,290 at a $60,030 median, just under the $61,010 national occupation median.

One measurement note applies to the whole table.

OEWS wages include base pay, commissions, and production bonuses, but exclude overtime pay, shift differentials, and non-production bonuses like sign-on or holiday money — so a tech working heavy peak-season overtime can out-earn the published figures.

How to read this ranking

Every figure is an annual median for May 2025, and each row says what BLS measured — an industry's HVAC mechanics, or a broader occupation at plumbing and HVAC contractors. No row is a guaranteed offer: specialty titles without a federal wage category are priced by employers, not by BLS.

Commercial and industrial specialties

The first honest fact about commercial refrigeration and chiller pay is that BLS publishes no wage for it.

Refrigeration mechanics are counted inside SOC 49-9021 with every other HVACR mechanic — the refrigeration technician guide covers the role itself — so any "chiller technician salary" table you meet is a re-labeled occupation statistic, not a federal number.

What the data can price is the employer.

HVAC mechanics in wholesale trade — the distributors and merchants that sell equipment — earned a $71,190 median in May 2025, against $60,030 at plumbing, heating, and air-conditioning contractors; retail trade sat between at $62,830 and educational services at $62,520.

Durable-goods wholesalers employed 12,190 HVAC mechanics, so the distributor route is real but small next to the contractor world.

On the industrial side, the demand signals are unusually strong.

BLS expects commercial construction — explicitly including data centers — plus residential construction, more sophisticated climate-control systems, and retrofit and replacement work to drive HVAC employment growth through 2035.

The occupation is projected to grow 10.9% from 2025 to 2035, against a 3.5% average across all occupations, with 40,600 openings a year on average.

Two cautions keep this honest.

BLS does not split residential from commercial work, service from new construction, or journeyman from master, so no national "commercial premium" exists to quote.

And the numbers that do exist are occupation-wide: the closest measured benchmark for a commercial role is the industry table above.

Controls and data centers

The single highest median in the May 2025 data belongs to computer systems design and related services: HVAC mechanics in that industry earned $115,910.

Separately, BLS names data centers — as part of the commercial construction expected to drive HVAC employment growth through 2035 — among the forces behind the occupation's outlook.

The data does not say how much of that niche's employment is data-center work; what it establishes is the median.

Two more niche industries round out the $100,000-plus tier: scheduled air transportation at a $114,080 median and natural gas distribution at $105,630.

BLS flags all of these industries as small niches, not typical jobs — small employers of HVAC mechanics next to the 305,330 jobs at building equipment contractors.

No federal wage category exists for a controls or building-automation technician, so treat any national "controls tech salary" figure as a proxy rather than a measurement.

What BLS does show is an industry pattern: the niches that pay HVAC mechanics the highest medians are specialized employers — computer systems design firms, scheduled air transportation, natural gas distribution — rather than the plumbing, heating, and air-conditioning contractors where 68% of HVAC mechanic and installer jobs were in 2025.

Management and sales

Management roles carry the highest measured ceilings.

Within plumbing, heating, and air-conditioning contractors — the one industry code covering both trades' firms — construction managers earned a $109,150 median across 21,680 jobs, with a 90th percentile of $171,880.

General and operations managers, the owners and GMs of those shops, earned a $105,740 median across 40,250 jobs, with a 90th percentile of $214,590.

Service manager has no federal wage category of its own.

The broader proxy is first-line supervisors of mechanics, installers, and repairers at these contractors: 31,350 jobs at an $81,800 median.

Field supervision prices higher: first-line supervisors of construction trades — the foremen running installation crews — earned a $93,320 median across 60,520 jobs.

Estimating lands just above service management at an $81,820 median (cost estimators, 13,650 jobs at these contractors).

Sales is the wildcard.

The category BLS actually finds at plumbing and HVAC contractors is sales representatives of services — 24,510 jobs at a $79,530 median and a $139,990 90th percentile.

OEWS counts commissions and production bonuses in that figure, but the category is broad and commission-heavy pay varies widely by shop and market, so read it as a band, not a promise.

No commission-percentage table exists in federal data, and any page quoting one has invented it.

The pattern across all four: by median, the niche industries at the top of the ranking ($115,910 and $114,080) out-earn the management roles ($109,150 and $105,740).

But the niches are small slices of one occupation, and management carries the measured ceilings — 90th percentiles of $171,880 and $214,590 at these contractors.

Medians price the typical year; the ceilings show where the roles top out.

What each takes to get into

The entry gate is the same for every row of the ranking.

BLS says HVAC technicians typically need a postsecondary nondegree award — programs of 6 months to 2 years — followed by lengthy on-the-job training, and some techs train through multi-year apprenticeships instead.

From there, the specialties diverge by the systems you learn: commercial refrigeration and chillers on the industrial side, building automation on the controls side, and crew leadership on the management side.

One federal credential gates most of the high-paying work: under 40 CFR 82.161, anyone who could reasonably be expected to open the refrigerant circuit while maintaining, servicing, repairing, or disposing of appliances containing regulated refrigerants must pass an exam from an EPA-approved technician certification program.

The refrigerant-heavy specialties in this ranking — commercial refrigeration and chiller work above all — start there.

State licences add a second layer.

As of September 29, 2026, 13 jurisdictions had a statewide individual HVAC worker licence at the apprentice, technician, or journeyman rung; in the rest, cities and counties do the licensing.

Which rung you can hold — and therefore which jobs you can take — is set by those boards, not by the market.

Geography re-prices everything.

The highest-paying metros by median in May 2025 were Fairbanks-College, Alaska ($93,820); Anchorage, Alaska ($85,620); Napa, California ($84,570); San Jose-Sunnyvale-Santa Clara, California ($82,050); and Seattle-Tacoma-Bellevue, Washington ($80,100).

The volume is elsewhere: the most HVAC jobs sit in Florida (39,160), California (35,130), and Texas (34,730), and the biggest metros are New York-Newark-Jersey City (21,820 jobs) and Dallas-Fort Worth-Arlington (10,910).

Pay and job count do not pick the same cities, so weigh both.
